Water Management: Which Method Is Best for Me?

An effective Water Management solution can be achieved using one of two methods - Interior Water Management or Exterior Water Management. Both are effective but differ in the scope of work, warranty, cost and installation. Depending on your home, methods can be altered or combined for a more comprehensive approach.

Exterior Wall Waterproofing

Exterior Wall Waterproofing is an effective waterproofing method designed to help stop water before it enters your crawl space. It is applicable to both poured concrete and masonry block walls. The installation of Exterior Wall Waterproofing includes multiple lines of defense.

  • A moisture barrier that is resistant to water and water vapor.
  • A Dimple Board to protect crawl space walls from damp soil and moisture by directing intruding water into the drainage system, and away from the crawl space.
  • An Exterior Footer Drain that captures water and manages it away from your home's foundation.

Wall Waterproofing Drainage System

Exterior wall waterproofing comes with a drainage system that includes a Footer Drain with Gravel Fill that defends against water intrusion and helps alleviate hydrostatic pressure.

Once the water problems are addressed, these components work together to help reduce damp air levels and musty crawl space odors.

Wall Repairs

Wall repairs include a variety of options. Olshan will investigate your crawl space problems to identify the right solution to address your unique needs. The type of repair we recommend is determined by your wall type and the severity of the damage to your walls, infrastructure and structural integrity as well as your budget.

While Wall Anchors represent a powerful approach built to support the structural integrity of your home, we also offer Crack Injections and Carbon Fiber Strips as alternative solutions. A Root Barrier is also available to protect the structure from hazardous tree roots.

Types of Crawlspace Walls

Crawl space walls can be one of two construction types; masonry block or poured walls. Water can find its way in no matter the type of wall construction, if water and outside soil pressures are present.

If your crawl space has poured walls and they crack, not only do the walls lose strength, but the wall also requires complex services and materials for repair success.

1. Wall Destabilization

Pressure from expanding soils or perched water tables eventually cause walls to crack and lose strength.

2. Interior Water Intrusion

Water left unmanaged will eventually find the path of least resistance and enter your crawl space. This problem, left unrepaired, will begin to weaken the structure and cause air quality and water problems.

3. Why Your Walls Bow / Tilt

Excess moisture in the soil around your home can cause expansive soils to swell and cause hydrostatic pressure strong enough to force your crawl space walls to bow inward. This pressure puts stress on the crawl space walls and may eventually cause the walls to crack and lose their strength.

Wall Anchors

When dealing with crawl space wall damage, Wall Anchors are often a good solution. They are cost-effective, minimally invasive and quick to install. Common wall anchoring methods include:

  • Wall Lock™
  • Concrete Tie Back
  • Plate Tie Back
  • Screw Tie Back

Wall Anchors are the strongest approach to wall repair and can be used as a stand-alone fix. However, Wall Anchors do not alleviate hydrostatic pressure. Olshan may recommend using Wall Anchors in conjunction with a comprehensive water management repair plan.

Wall Repair Solutions

Many of the repairs for cracks and bowing walls are due to hydrostatic pressure causing cosmetic damage and ultimately foundation failure. By addressing only the crack, the forces causing the failure remain. Olshan recommends a more comprehensive approach that includes water management in conjunction with wall repairs.

What's Behind the Wall Matters

Our patented Wall Lock™ System is the most advanced Wall Anchoring method available. The Wall Lock™ Anchoring System allows you to reclaim the valuable square footage in your crawl space with superior wall anchoring performance. When used with exterior excavation, wall recovery is more achievable but not always a given.

  • Each Wall Lock™ is pull tested at the time of installation to ensure that the anchor is set
  • Each Wall Lock™ is galvanized to resist corrosion for long-term performance

Wall Braces

Buckling and Bowing Walls Made Secure

Supports bowing or buckling foundation walls from inside the crawl space without disturbing the outside of your home. Galvanized steel beams brace your crawl space walls against the expansive outside soil.

Carbon Fiber Strips

Epoxy Crack Injections

Olshan’s Epoxy Injection is an economical method for repairing non-moving cracks in concrete walls, slabs, or columns. Epoxy Injections can improve air quality and help stop water leaks.

  • Primarily performed on the interior of crawl spaces

  • If the cause of cracking cannot be identified, cracking may occur again

Air Quality Problems

Humid crawl spaces serve as a welcome mat for mold growth. Even without a water problem, high humidity levels caused by water vapor can pass through your crawl space’s walls and floors. This can result in mold growth, smelly odors and dust mites.

Mold

When a wet crawl space problem is left unsolved, additional issues can result; including damage to flooring, walls and mold growth. Mold growth from crawl space water issues can expose you to allergens if left unchecked.

Condensation

Crawl Space Encapsulation

A dirty crawl space is frequently saturated with moisture, because warm, moist air rises from your crawl space and enters your home through the stack effect.

Installing a vapor barrier provides the crawl space with a powerful defense against moisture.
